Chapter 2 - The Silent Partner in the Shadows

Tessa Monroe threw a half-eaten bagel onto the kitchen island of her downtown loft and pointed a butter knife directly at Hannah’s nose. ""He said what about your background?""
Hannah took a sip of black coffee. ""He said investors want polish. And that his mother suggested a trip to Europe to clear my head.""
""I am going to hospitalize him,"" Tessa said, dead serious. Her emergency-room scrubs were wrinkled from a twelve-hour shift, but her eyes blazed with pure adrenaline. ""I will slip pure potassium into his designer protein shake. No autopsy will ever trace it. The sheer audacity of that trust-fund Ken doll! When I first met him, he was driving a leased sedan with a rattling catalytic converter and eating discounted tuna!""
""Let him have his moment, Tessa,"" Hannah said quietly.
""Let him? Hannah, he put that bleach-blonde finance bimbo into your executive chair! The woman’s biggest professional accomplishment before this was posting sponsored posts about wellness teas and doing PR for boutique hedge funds!""
""Olivia is a symptom, not the disease,"" Hannah explained calmly, opening a thick leather portfolio on the counter. ""The disease is that Grant genuinely believes his own press releases. He forgot who drafted the original patent filings. He forgot who structured the debt-to-equity swaps that saved him from bankruptcy in 2018.""
Tessa leaned over the kitchen island, squinting at the dense arrays of land surveys, mineral rights maps, and Delaware corporate registries spread across the stone. ""Okay, explain this to me like I’m a trauma nurse who only understands lacerations and cardiac rhythms. What am I looking at?""
Hannah ran her finger along a red boundary line marking out sixty thousand acres in Reeves and Loving Counties, Texas. ""When Grant and I started Mercer Energy Strategies, we were broke. We needed capital to acquire exploration options. My grandmother Ruth gave me sixty-eight thousand dollars before she died. Every penny she had ever saved from forty years of pouring coffee.""
""Grandma Ruth was a saint,"" Tessa murmured.
""She told me: Whatever you build, put your name on the paper. Grant wanted to roll the money directly into his existing corporate entity, Mercer LLC, which his grandfather had chartered in Georgia years ago. I refused. I took Ruth's money, took out an agricultural loan under my maiden name, and purchased the surface and subsurface rights to an abandoned ranch in West Texas that everyone considered barren shale.""
Tessa’s eyebrows shot up. ""The land Grant's entire current expansion is built on?""
""The very same,"" Hannah said, a ghost of a smile touching her lips. ""When horizontal drilling and hydraulic fracturing technology advanced four years ago, that barren ranch became the absolute bullseye of the Delaware Basin sweet spot. But Grant didn't want to re-deed the land because it would trigger massive state transfer taxes and capital gains. So, his legal team drafted an exclusive operating lease between Hannah Reed and Mercer Energy.""
""And let me guess,"" Tessa grinned, leaning in. ""Grant didn't read the fine print.""
""Grant never reads the fine print. He signs where his lawyers place the yellow sticky flags,"" Hannah said. ""The operating lease contained a morality and unilateral termination clause. If Mercer Energy undergoes unauthorized executive restructuring, or if the operating partner engages in documented fraudulent misrepresentation of ownership assets to secondary investors, the lease revokes automatically within forty-eight hours of written notice.""
""And Grant has been shopping that land to Carlyle Vance as Mercer Energy’s primary company-owned asset!"" Tessa gasped.
""Exactly. He told Vance that Mercer Energy owns the fee-simple title. He’s taking a sixteen-billion-dollar valuation based on mineral rights that are registered solely to Hannah Reed.""

Tessa stared at her friend in absolute awe. ""Hannah... you didn't just build a safety net. You built an electric fence with twenty thousand volts.""
Hannah closed the leather folder with a soft thud. ""Grandma Ruth didn't raise a victim, Tessa. She raised a woman who knows what land is worth. Grant wants to put on a show at the Bellmont Grand? I'm going to give him a performance he'll remember until the day he dies.""
