Chapter 1 - The Eviction Crew Arrives

The hysterical scream piercing through my phone speaker did not sound like the polished, snooty Kristen Sutter who usually sipped vintage French champagne in her designer heels. It was high-pitched, raw, and full of genuine terror.

""Trevor, call the police right now!"" she shrieked in the background. ""There are three giant moving trucks blocking the driveway and armed private security guards walking right through our front door! Tell them who you are! Tell them to get their filthy hands off my Italian marble tables!""

I held the phone slightly away from my bruised ear, leaning back against the plush leather armchair inside the conference room of Miller & Associates Law Firm. Across the mahogany table, my corporate attorney, Arthur Miller, pushed a steaming mug of black coffee toward me. Beside him sat Mark Vance, a sharp commercial real estate investor who had been trying to acquire that exact River Oaks parcel for twenty-four months.

""Mom?"" Trevor's voice finally came through the line, breathing heavily, completely breathless and laced with venomous panic. ""What the hell is going on? Some bald thug wearing a tactical vest just unlocked our front gate with a master key and served us an immediate notice of surrender of property! He claims Cedarline Capital liquidated the deed two hours ago for cash! Who gave them permission? I am the master of this house! Did you call some shady loan company to harass us because you're throwing a petty tantrum over last night?""

I took a slow, agonizing sip of coffee. The hot liquid stung the split skin inside my lower lip, sending sharp throbs through my jawline. My left cheekbone was swollen into a dark purple ridge beneath my heavy foundation, but my voice remained as steady and cold as reinforced steel.

""You aren't the master of anything, Trevor,"" I said quietly, deliberately keeping my cadence rhythmic and chilling. ""You were a tenant-at-will in a luxury corporate asset owned by my commercial holding firm. You paid zero rent, contributed zero property taxes, and carried zero legal claim to a single brick or roof tile. Last night, you decided your sixty-eight-year-old mother was your personal punching bag. Today, Cedarline Capital decided its tenant was an unacceptable liability.""

""Mom, stop this nonsense right now!"" Trevor yelled, his voice cracking violently into the phone. ""You can't sell my house! My entire business network knows this address! Kristen has fifty VIP guests arriving on Saturday for a private charity gala! You are embarrassing us! Cancel whatever fake papers you signed or I swear to God I will come find you and make last night look like a warm-up!""

A chilling silence settled over the room. Arthur Miller signaled me to tap the speakerphone button. He leaned forward toward my phone, adjusting his reading glasses.

""Trevor Sutter, this is Senior Partner Arthur Miller speaking,"" Arthur stated with cutting legal authority. ""This call is being digitally recorded under Texas legal disclosure statutes. You have just uttered a direct, premeditated physical threat against Gloria Sutter after committing aggravated felony assault against her person less than fourteen hours ago. The Harris County Sheriff's Department, along with bonded private bailiffs, are currently outside your front entryway executing an emergency statutory writ of possession. If you raise your hand, raise your voice, or refuse to vacate the premises within exactly sixty minutes, you will be placed in steel cuffs and charged on five separate criminal counts.""

On the other end of the line, Trevor’s arrogant breath hitched. Kristen’s muffled screams grew louder as heavy steel boots echoed through the marble entryway of the estate.

""Sixty minutes, Trevor,"" I whispered coldly. ""Start packing your clothes in garbage bags.""

I tapped the red button, ending the call, and slid the finalized deed across the desk into Mark Vance’s eager hands.
