Chapter 1 - The Five Words

The notification banner hovered at the top of my phone screen against the soft ambient lighting of the SeaTac departure lounge.

Dad: We gave the deed away.

I stared at those five short words while the terminal speakers chimed, announcing the pre-boarding call for Flight 842 to Maui.

Around me, families with wheeled carry-ons and excited children were checking their boarding passes. The mundane bustle of holiday travel felt a thousand miles removed from the cold shock spreading through my chest.

We gave the deed away.

I didn't call him. I didn't type a frantic paragraph asking what kind of madness had taken over their minds.

Instead, I dialed Marcy’s direct cell line. My lawyer picked up on the second ring, the background noise in her office quiet and steady.

"Emma," Marcy said without hesitation. "I assume you heard. Your father just tried to counter our service process with a notarized quitclaim filing from Pierce County."

"What did they do, Marcy?"

"Three weeks ago, your parents executed an unauthorized secondary quitclaim deed transferring title to an LLC named 'Aura Living,' registered under Lena’s name," Marcy explained, paper shuffling over the line. "They used an old legal description to bypass the title insurer, claiming the property had no secondary encumbrances."

A short, dry breath escaped my lips.

They hadn't merely forgotten the six-month deadline to repay me. They had actively conspired behind closed doors to strip the collateral out from under the very daughter who had saved them from the street.

"Lena needed an unencumbered corporate headquarters on paper to close a seed investment with her venture capital boss," Marcy continued, her voice hardening with professional disgust. "The exact boss currently sitting at their dining table eating candied pecans."

"Is their transfer legal?"

"Not in this lifetime," Marcy replied crisply. "Our first-position deed of trust and promissory note were perfected and recorded thirty minutes after they signed six months ago. Any subsequent conveyance without your written consent constitutes fraudulent conveyance and title fraud."

"What happens to the dinner?"

"The process server didn't just deliver a demand letter, Emma. He served an emergency lis pendens and an immediate notice of default and statutory acceleration."

Marcy paused, a sharp note of finality in her tone.

"Mr. Sterling—Lena’s prospective venture investor—just watched an officer of the court hand your father a formal summons for commercial fraud before the turkey was even carved."
