Chapter 5 - The Snake in the Grass

The man who entered was Richard Barnes, the regional director of Vance Property Group. He was breathless, his tie slightly askew, carrying the nervous energy of an underling who had just discovered his boss was somewhere he wasn't supposed to be.

""Mr. Vance!"" Barnes gasped, clutching his chest. ""Thank God I caught you! Your executive assistant said your car was tracked to this block. Sir, you shouldn't be in this part of town without a full security detail. The zoning permits for the demolition have already been cleared with the city council!""

Emma froze. ""Demolition?""

Barnes finally looked past Julian and noticed Emma standing behind the counter. A sneer crossed his face. ""Miss Carter. I told you on Monday that further appeals were useless. Your lease default triggered the immediate repossession clause under Section 9 of the Brookfield Commercial Revitalization Act.""

Barnes turned back to Julian, eager to prove his efficiency. ""Mr. Vance, you don't need to dirty your hands with this deadbeat tenant. The demolition crews are scheduled for next Tuesday. We're tearing down this entire row of dilapidated brick eyesores to build the parking structure for the new Vance Medical Tech Plaza. I already have the bailiff on standby to padlock the doors by noon today.""

Emma felt the floor drop out from beneath her. ""Noon? You told me I had until Friday! I poured my mother's life savings into this foundation! The community relies on this place!""

""The community can buy boxed donuts at the supermarket,"" Barnes dismissed her with a wave of his manicured hand. ""Business is business, Miss Carter. You're twenty-two thousand dollars short, and in the real world, sentimentality doesn't pay the dividend.""

Julian Vance slowly turned around. The sorrow and vulnerability that had softened his features moments before evaporated, replaced by an icy, terrifying authority that made Barnes instantly stop talking.

""Richard,"" Julian said smoothly, his voice dropping to a near-whisper.

""Yes, Mr. Vance?"" Barnes smiled nervously, straightening his lapels.

""When you submitted the Brookfield acquisition proposal to the executive board last quarter,"" Julian said, taking a step toward his employee, ""did you not assure me that every small business owner in this historic district had been offered fair market buyouts and comprehensive relocation packages?""

Barnes swallowed hard, the color draining from his cheeks. ""Well... sir, standard protocol dictates—""

""Did you, or did you not, state under oath to the investment committee that no long-standing local merchants would be displaced without full compensation?""

""Mr. Vance, she was behind on her rent!"" Barnes stammered, backing toward the door. ""The fine print in the municipal acquisition agreement allowed us to foreclose early if a tenant defaulted by more than forty-five days! It saved the project nearly four hundred thousand dollars in buyout fees! I did it for the company's bottom line!""

""You did it for your annual performance bonus,"" Julian corrected him, his eyes like twin daggers. ""You used legal loopholes to squeeze out vulnerable family businesses so your quarterly metrics would look exceptional to the board.""

Julian reached out and pulled the leather briefcase directly out of Barnes’s grip, tossing it onto the counter next to Lily’s three dollars and thirty-five cents.

""You're done, Richard,"" Julian said evenly.

Barnes gasped. ""Sir? You... you can't be serious! Over a failing bakery?!""

May you like

""You are stripped of your title, your stock options are frozen pending a full forensic audit of your department, and corporate legal will be reviewing every single eviction notice you signed over the past eighteen months,"" Julian stated, each word falling like an iron gavel. ""Now leave my sight before I have security remove you from this municipality entirely.""

Barnes looked at Julian, then at Emma, his mouth opening and closing like a fish out of water. Terrified of the wrath of the man who controlled his entire career, Barnes spun on his heel and fled into the morning mist, leaving the door chiming behind him.
