Chapter 7 - The Twelve-Thousand-Dollar Reality

""Wait! You can't just throw us onto the street in the freezing rain!"" Michael shouted, panic finally piercing through his arrogant facade. ""Give us a lease! Draft a new contract right now! I will sign it under my name!""
Sterling paused on the threshold, raising an eyebrow with theatrical amusement. ""You wish to lease 442 Lakeview Ridge under your personal name, sir?""
""Yes! Exactly!"" Michael said, seizing upon the idea like a drowning man grasping a jagged rock. ""Whatever Claire was paying, I will match it! We want to stay right here!""
Lauren nodded vigorously beside him. ""Yes! We are high-earning professionals! We can easily take over the lease!""
Sterling looked at Michael, then down at a digital tablet held by his assistant. A cold smirk played across the property manager's lips.
""Very well, Mr. Montgomery. Vanguard Management is always open to qualified applicants. Let us review the baseline terms of tenancy for this asset."" Sterling adjusted his glasses and began reading from the screen with clinical detachment.
""Monthly base rent is twelve thousand five hundred dollars, due on the first of each month via certified wire transfer. Because you have no prior tenancy history with Vanguard, we require first month’s rent, last month’s rent, and an escrow security deposit equal to two months' rent up front. That comes to exactly fifty thousand dollars due at signing.""
Michael’s jaw dropped open. His face turned an ashen shade of chalk. ""Fifty... fifty thousand dollars?""
""Furthermore,"" Sterling continued relentlessly, ""to satisfy our underwriting criteria, prospective tenants must demonstrate a verified liquid income equal to at least three times the annual rent. That requires a documented gross income of four hundred and fifty thousand dollars per year, verified through the last two years of corporate tax returns and six consecutive months of audited bank statements. Do you have those financial documents available for immediate review?""
Michael stood paralyzed. His vocal cords seemed completely frozen.
Fifty thousand dollars cash was more money than Michael had earned in the entire previous calendar year. His tech startup was an LLC registered in his mother’s basement that had produced zero revenue and held less than five hundred dollars in its business checking account.
Lauren grabbed Michael’s arm, her voice shrill and cracked with terror. ""Michael... tell him! Tell him about the angel investors who promised you funding!""
""Angel investor promises are not legal tender, Mrs. Montgomery,"" Sterling said smoothly, closing his portfolio with a resounding snap. ""Evan Montgomery, as the spouse of the departing tenant, do you possess the independent financial capacity to execute this fifty-thousand-dollar lease?""
Evan buried his face in his trembling hands, shaking his head slowly back and forth. ""No,"" he whispered, his voice cracking. ""I don't have fifty thousand dollars. I don't have five thousand dollars. I don't have anything.""
""I see,"" Sterling said without a shred of pity. ""Then the conversation is concluded. You have thirty-eight minutes remaining before the Sheriff's deputies arrive on site.""
""Evan! Call her!"" Diane wailed, grabbing her youngest son by the collar of his sweater and shaking him violently. ""Call Claire right now! Swallow your pride and beg her to come back! Tell her she can be the head of the house! Tell her she doesn't have to leave! We can't be thrown out like common vagrants! Look at me, Evan! I am your mother!""
Evan pulled his mother’s hands off his sweater with sudden, surprising force. He looked at Diane, then at Michael, and then at Lauren. For the first time in his life, the scales fell completely from his eyes. He saw them not as a proud, loving family standing united, but as a family of parasites who had bled him dry, encouraged him to betray the best thing that had ever happened to him, and were now demanding that he sacrifice his soul to keep them warm.
""Claire isn't coming back, Mom,"" Evan said, tears finally spilling down his cheeks, freezing against his cold skin. ""She isn't coming back because she was the only one who actually had any value. She was the one paying for your lifestyle. She was the one buying your organic groceries. She was the one who paid for your heart medications. And you convinced me to throw her out like garbage.""
""Evan, don't you dare speak to your mother like that!"" Michael yelled, stepping forward with clenched fists. ""You're a man! You're supposed to provide for our family!""
May you like
""With what, Michael?!"" Evan screamed back, his voice echoing violently through the empty mansion. ""With what money?! You haven't had a real job in four years! You live off Mom's social security, and Mom lives off Claire! We have nothing! We are completely, entirely broke!""
Outside, the heavy sirens of the local Sheriff’s department began to wail in the distance, their red and blue strobe lights reflecting through the falling rain onto the towering glass walls of the house they had stolen, but could never hope to keep.
