Chapter 6 - The Property Manager Knocks

Friday morning dawned gray, wet, and relentlessly cold. A freezing rain battered the six-bedroom estate, drumming violently against the cedar roof beams. Inside, the four occupants awoke stiff, shivering, and wretched.

Michael and Lauren had spent the night curled on a thin, deflated camping air mattress they had found in the back of Michael’s trailer, using their winter parkas as makeshift blankets. Diane had spent the night sitting upright in an empty closet wrapped in four bath towels to escape the drafts, while Evan remained slumped on the floor of his old office, staring at the ceiling through sunken, sleepless eyes.

Their breath misted in the frigid morning air inside the kitchen. Without running water, they couldn't brew coffee, brush their teeth, or flush the toilets. The silence in the barren house was deafening, broken only by the chatter of Diane’s teeth.

""Michael, we have to call Claire,"" Diane croaked, her lips tinged with a faint shade of blue. ""Tell her to come back. Tell her we will let her keep the small guest room upstairs. She can have her furniture back, as long as she turns the heat and the hot water on.""

""She won't answer my calls, Mom,"" Michael muttered darkly, staring at his dead phone battery. His vehicle’s alternator was too weak to charge all their devices at once. ""She blocked my number yesterday afternoon.""

Suddenly, three sharp, thunderous knocks echoed through the hollow house, rattling the front double doors.

Lauren’s eyes lit up with desperate hope. ""It’s Claire! She felt guilty! She came back to apologize!""

Lauren scrambled off the air mattress, smoothing down her wrinkled coat, and sprinted to the front door. She pulled it open, a rehearsed, haughty scold ready on her tongue: ""Well, it’s about time you came to your senses—""

The words died in her throat.

Standing on the covered porch was not Claire. It was a tall, severe-looking man in an expensive tailored charcoal trench coat, holding a heavy leather portfolio and accompanied by two burly men wearing utility tool belts and badge lanyards.

""Good morning,"" the man said, his voice as sharp and cold as a straight razor. ""I am Arthur Sterling, Senior Managing Director of Vanguard Luxury Asset Management. I represent the private trust that owns this estate.""

Michael, Evan, and Diane quickly shuffled into the foyer, huddling behind Lauren like startled sheep.

""Oh! Mr. Sterling!"" Diane said, forcing a trembling, high-society smile that looked grotesque on her freezing, pale face. ""Thank goodness you’re here. We are the Montgomery family. There has been a terrible misunderstanding with the utility lines. We need you to order the power company to restore our service immediately.""

Arthur Sterling looked over the rim of his tortoiseshell glasses, his gaze sweeping over their rumpled clothes, their unwashed faces, and the hollow, empty cavern behind them. He did not smile.

""I am well aware of the utility status, madam,"" Sterling replied smoothly. ""Yesterday afternoon at four-thirty, Vanguard Management received formal written notice of corporate lease termination from the legal counsel representing Montgomery Consulting LLC. Claire Montgomery exercised the early departure clause, surrendered the corporate deposit, and officially handed back the property keys via bonded courier.""

Michael puffed out his chest, stepping forward in an attempt to project authority. ""Yes, well, my sister-in-law had to leave unexpectedly. But fear not, Mr. Sterling. My wife and I have taken over the property. We are the new permanent tenants. We’re going to raise our family right here.""

Sterling stared at Michael for three long, agonizing seconds, then slowly opened his leather portfolio and withdrew a crisp, multi-page legal document stamped with red wax.

""Is that so?"" Sterling asked mildly. ""Then I presume you are prepared to present your executed lease transfer agreement signed by the trust?""

""Well... no, not yet,"" Michael stammered. ""We’re family. Evan is Claire’s husband. He lives here.""

""Evan Montgomery's name appears nowhere on the legal deed, nowhere on the master lease, and nowhere on our financial guarantee records,"" Sterling said, his voice dropping into icy steel. ""As far as the owners of this twelve-million-dollar estate are concerned, the sole authorized tenant has legally vacated the premises. You four are currently unlawful trespassers squatting on private commercial property.""

""Trespassers?!"" Diane shrieked, clutching her throat. ""How dare you! My son lives here! This is our family estate!""

May you like

""Not anymore, Mrs. Montgomery,"" Sterling snapped, pulling a second document from his folder and holding it directly in front of Michael’s face. ""This is a formal Notice of Immediate Vacancy and Demand for Surrender. Because the utilities have been severed, creating severe risk of pipe-freezing and structural moisture damage, the property has been classified as an emergency safety liability.""

Sterling checked his gold wristwatch. ""It is currently eight-fifteen in the morning. You have exactly forty-five minutes to remove your personal vehicle, your trailer, and your persons from these grounds. At nine o'clock sharp, the King County Sheriff’s Department will arrive to enforce the eviction order, and my contractors will change every biometric deadbolt on the exterior doors.""
