Chapter 4 - The Predator Knocks

By two in the afternoon, news of the police raid on Arthur and Eleanor Vance’s suburban home had spread like wildfire through our family’s social circle. But my family wasn’t the only party feeling the noose tighten.
The heavy glass doors of Commonwealth Title’s executive suite swung open, and Garrett Vane—the predatory investor behind Apex Crest Holdings—barged into the reception area. He was dressed in an expensive bespoke suit that couldn't conceal his coarse, street-hustler demeanor. Flanked by a greasy-looking private attorney carrying an oversized leather briefcase, Vane demanded to see whoever had filed the emergency stop on his Elmhurst acquisition.
David Sterling walked out into the lobby, leaning casually against the mahogany reception desk. ""You must be Garrett. Follow me to Conference Room B. Claire Vance is waiting for you.""
Vane stormed into the room, tossing his tailored jacket over the back of an empty chair. He slammed his palms down onto the conference table, glaring at me as I sat with my elevated leg wrapped in ice.
""Listen to me, little girl,"" Vane snarled, baring his teeth. ""I have an executed purchase contract and a recorded deed signed by the legal representative of the property owner. I already transferred $290,000 of liquid capital into the closing agent's depository. I have demo crews scheduled to gut that Elmhurst property tomorrow morning at sunrise. You pull this bogus fraud lien right now, or I will sue you personally for tortious interference and strip every dime of equity you have!""
I didn't flinch. I slowly turned my laptop around so the high-resolution monitor faced him directly.
Displayed on the screen was a full forensic analysis of the quitclaim deed, alongside certified high-definition security camera footage retrieved two hours earlier from the lobby of the downtown Express Bank.
""This footage was taken at 11:15 AM yesterday, Garrett,"" I said quietly, pointing a polished fingernail at the screen. ""That’s you sitting in a private booth with Marcus Finch. And that envelope you’re sliding across the mahogany table contains eight thousand dollars in cash—a direct kickback for certifying an expired power of attorney that had been revoked by the Secretary of State's office back in 2022.""
Vane’s face drained of color. His jaw worked silently for a moment, his arrogant sneer completely disintegrating.
""Furthermore,"" I continued, sliding a crisp sheet of legal paper across the table toward his attorney, ""our internal fraud division just completed an audit on four other residential properties your shell company acquired over the last fourteen months using Marcus Finch as your exclusive notary. Do you want to guess how many of those deeds involved elderly widows in memory care facilities and absentee heirs?""
Vane’s attorney picked up the sheet with trembling fingers, skimmed the case citations, and immediately turned to his client. ""Garrett, shut your mouth. Don't say another syllable.""
""You thought you were dealing with a naive daughter who would cry into her pillow while you bulldozed her equity,"" I leaned forward, my eyes boring directly into his. ""You bought stolen property from two desperate grifters, and you actively bribed a blacklisted felon to push the paperwork through before I woke up from anesthesia. As we speak, the Attorney General's Special Prosecutions Bureau is drafting an asset forfeiture writ against Apex Crest.""
Vane swallowed hard, his collar suddenly looking three sizes too tight. ""What do you want?""
May you like
""I want a voluntary revocation of the deed signed and notarized by a legitimate legal counsel within thirty minutes,"" I said. ""And I want a formal sworn statement detailing every conversation you had with Arthur and Eleanor Vance. If that document isn’t in my hands by three o'clock, I personally hand this entire package to the Grand Jury.""
Vane didn't even look at his attorney. He grabbed his pen.
