Chapter 2 - The Digital Paper Trail

The glow of my laptop screen cut through the pitch-black hospital room as midnight approached. The throbbing ache in my repaired ligaments was completely buried beneath an overwhelming surge of pure adrenaline. I bypassed the public real estate portals and logged directly into our enterprise title registry platform using my administrative credentials.
Within thirty seconds, I had the county clerk’s daily filing docket pulled onto my screen. There it was: an expedited quitclaim deed filed at 1:47 PM, transferring 742 Elmhurst Court from Claire Vance to an LLC named 'Apex Crest Asset Holdings.'
I zoomed in on the scanned signature line. My name was scribbled across the bottom in clumsy, shaky blue ink. It was an amateurish imitation of my signature, clearly traced from an old lease agreement or a college greeting card. Right next to that fraudulent scrawl was the official stamp and seal of a public notary named Marcus Finch.
A cold, bitter laugh escaped my lips. Marcus Finch.
Eighteen months earlier, my department had flagged Finch for certifying suspect signatures on two foreclosure flips in the industrial district. Commonwealth Title had revoked his underwriting authority and blacklisted him across every major title registry in the region. He had been reduced to running an unlicensed mobile notary operation out of the trunk of his battered sedan, taking under-the-table kickbacks from shady wholesalers who preyed on desperate or shady sellers.
My family hadn’t just committed a felony; they had partnered with a known criminal operator to do it on the cheap.
I pulled up the Apex Crest corporate registration filings through the state business portal. Apex Crest was a predatory wholesale outfit run by a notorious local flipper named Garrett Vane. Vane made his living scooping up distressed properties from confused heirs or vulnerable homeowners at rock-bottom wholesale prices, slapping a quick coat of gray paint on them, and flipping them before anyone realized they had been swindled.
The purchase contract on my $512,000 townhouse had been executed for a mere $290,000. My parents were so desperate to secure immediate liquidity for Megan's lavish floral displays, vintage champagne, and customized bridal party suites that they had practically thrown my home away for fifty-five cents on the dollar.
They thought the money was theirs because it had cleared into an intermediate title holding account managed by an offshore-backed settlement firm called North Atlantic Title. What they didn't know was that North Atlantic Title held their operating accounts through First Heritage Trust—the primary financial depository partnered directly with Commonwealth.
At 1:15 AM, I dialed the private mobile number of David Sterling, Commonwealth's Chief Risk Officer and my direct supervisor. David was a retired federal prosecutor who lived for ripping apart white-collar fraud rings. He picked up on the third ring, his voice gruff with sleep.
""Claire? What the hell is going on? Did your surgery go wrong?""
""David, I'm sitting in post-op,"" I said, my voice razor-sharp and steady. ""I need an immediate Section 12-A emergency fraud freeze on 742 Elmhurst Court. File reference docket number 449-B.""
There was an immediate rustling of bedsheets, followed by the clacking of keys as David booted up his terminal at home. ""Wait, isn't Elmhurst your primary residence?""
""My parents used an expired power of attorney and hired Marcus Finch to forge my signature on an expedited deed this afternoon. They dumped it to Garrett Vane's shell LLC for under three hundred grand. The proceeds are currently parked in escrow account number 8820 at First Heritage, waiting for morning wire transfers to various luxury vendors.""

David whistled low through his teeth. ""Finch again? That cockroach never learns. Claire, do you realize what happens if I initiate this freeze through our compliance division? We have to notify the county prosecutor's financial crimes unit. This isn't just a family disagreement anymore. It’s an open felony investigation involving bank fraud, wire fraud, and grand larceny.""
""I know exactly what it means,"" I said without a single second of hesitation. ""Pull the plug on every single cent. Lock down the title, freeze the escrow accounts, and flag every single vendor transfer scheduled for eight o'clock this morning. Leave them with zero.""
